برنامه‌‌ریزی فضایی ارتقای کیفیت محیط مسکونی مبتنی بر نتایج ارزیابی رضایت‌‌مندی ساکنان مورد پژوهش: مسکن مهر شهر جدید پردیس

چکیده

به منظور ارتقای سطح کیفی فضاهای مسکونی، در این پژوهش هدف کشف عوامل مؤثر بر کیفیت محیط مسکونی، ارتباط بین آن‌ها و بیان راهبردهایی به همین منظور است. کیفیت محیط مسکونی مفهومی پویا، پیچیده، و چندبعدی است که از ابعاد مختلف کالبدی، اجتماعی، اقتصادی، و زیست‌‌محیطی شکل گرفته و از معیارهای مناسب ارزیابی کیفیت محیط مسکونی سنجش رضایتمندی ساکنان از آن محیط است. ماهیت این پژوهش کیفی است اما به دلیل استخراج معیارهای قابل‌اندازه‌‌گیری و تلفیقی از روش‌‌های سنجش کمّی در قالب شیوۀ همبستگی استفاده شده است. با تبیین الگوی معادله‌‌های ساختاری، عوامل سازندۀ کیفیت محیط مسکونی با عنوان متغیرهای مستقل و حس رضایت با عنوان متغیر وابسته ارزیابی شده و سپس، بر اساس نتایج حاصل از سنجش رضایت محیط مسکونی، با استفاده از فن AIDA، راهبردهایی برای ارتقای کیفیت محیط تدوین گردیده است. نتایج پژوهش از سنجش رضایت از کیفیت محیط مسکونی مسکن مهر شهر جدید پردیس، هسا حاکی از نارضایتی از امنیت و ‌محیط زیست محلۀ مسکونی و از تسهیلات و ویژگی‌‌های کالبدی واحدمسکونی است؛ همچنین نتایج بر اهمیت مسائل زیست‌محیطی و اجتماعی محلۀ مسکونی و مقولۀ کالبدی واحد مسکونی دلالت می‌‌کند. با استفاده از فن تحلیل عرصه‌‌های تصمیم‌گیری، سناریوهای مختلف ارتقای کیفیت محیط مسکونی عرضه شد و سپس با ارزیابی آن‌ها، سناریویی که راهبرد آن توسعۀ متمرکز خدمات رفاهی عمومی و گذاران اوقات فراغت و همچنین توسعۀ شبکۀ معابر و زیرساخت‌هایی (سیستم فاضلاب و...) و بهبود وضعیت کیفی واحد مسکونی و امنیت محیط بود، با مزیت سناریوی برتر، برگزیده شد.

The present study seeks to discover the factors influencing the quality of the housing environment and propose strategies to improve quality in the case study, Mehr housing named Hesa in Pardis New Town. Housing environment quality is dynamic, complex, and multidimensional, comprised of various physical, social, economic, and environmental aspects, which can affect resident satisfaction. The nature of the research is qualitative but due to the extraction of measurable criteria and a combination of methods quantitative measurements are used in the form of correlation methods. Employing structural equations, the formative factors of housing environment quality were measured as independent variables, and satisfaction was measured as a dependent variable. The results indicate a dissatisfaction with the safety and environmental aspects of the residential environment, and with the facilities and physical characteristics of the residential unit in Hesa project. They also indicate the importance of social and environmental issues at neighbourhood scale and the physical quality of residential unit at architecture scale. Based on results, strategies for improving the quality of the environment were developed using the AIDA technique. Using the analysis technique of decision-making areas, AIDA, different scenarios of improving the quality of the residential environment are presented, followed by an evaluation of them, resulting in the selection of the scenario which strategy is the centralised development of public welfare services and leisure providers as well as the development of roads and infrastructure (sewerage system, etc.), improving the quality of the residential unit and environmental safety.
